Are your properties compliant with DSU’s Code of Standards?
We fully support the DSU Accommodation Office and the Code of Standards (COS), in fact we are members of the Landlord’s Consultative Committee, with all of our houses being totally compliant with the safety measures and best practice guidelines set out in the COS. All of our properties have up-to-date gas and electrical safety certificates, conducted by our CORGI and NICEC registered tradesmen.
How did you work out the figure for your all-inclusive rental package?
We are very pleased to announce that we will be working in partnership with a supply agency who have many years of experience supplying energy and media components to properties, especially to Students. By bulk-buying energy and communications, and calculate prices accordingly, it gives the best possible price. Please ask us for more information.
How can I view one of your houses?
Please have a look at our properties on this website first, by using the search facility or browse properties options, then contact us either by e-mail or telephone, the details for this are at the foot of each page, or fill in the enquiry form. We will then be able to arrange a viewing of the property or properties of your choice, but please allow us a short time to liaise with our current tenants to make sure the suggested time in convenient for them too.
I would like to rent one of your houses, what do I do next?
Fantastic! Please contact us as described above and we will arrange to meet up with you to look over the tenancy agreement and answer any questions you have. If you would like to take the tenancy agreement away with you to look over, or show your parents, we can provide you with a sample copy, or will e-mail one to you as a PDF attachment in advance. When you sign up we will take some details from you, and ask for your deposit to secure the property, we will also provide all the information you will need to start your tenancy when the time comes.
What will I have to pay when I sign the tenancy agreement?
Your deposit – no more and no less! Unlike many Estate Agents and Property Management companies, we make no administration charge, we believe that this is simply unfair as students have pay out for enough, without being charged just to sign a tenancy agreement.
Why do you ask for a deposit?
This is taken at the time you sign your contract to secure the property for you. We take a deposit to cover against and damage to the property during your tenancy, however, from our experience this is incredibly rare and generally deposits are returned in full at the end of the tenancy. Unlike certain unscrupulous landlords, we do not unnecessarily withhold deposits, instead we handle them in full compliance with DSU’s COS and the Tenancy Deposit Scheme.
Can some of us go for the standard package and others go all-inclusive?
For practical reasons we do require that everyone in the group agree upon the rental package they prefer, as it would be impossible for us to share bills with some of the group.
How 'green' are your houses?
We always replace standard light bulbs with energy-saving light bulbs, we ensure all houses have the good insulation from heat loss and whenever possible we always purchase energy efficient appliances.
